Welcome to Pillar Ridge,  a  227-space all-age Community in the Coastside resort town of Moss Beach, San Mateo County. 

Less than a mile from Pillar Point Harbor and about a half-hour drive from downtown San Francisco, Pillar Ridge is an oasis of affordable living in one of the most expensive housing markets in California.

Pillar Ridge’s 24 acres include a 5,500 square foot Community Building containing a large meeting hall with restrooms, billiards, kitchen, exercise room and park office.  Next to the Community Building are a pool, basketball court and grassy play area.  A short walk through the beautiful hillside adjacent to the park leads to the beach and tide pools.

We acquired Pillar Ridge in May, 2004 with the assistance of the County of San Mateo.  The County facilitated the issuance of the tax-exempt bond financing necessary for our purchase, enabling us to bring the Millennium program to Pillar Ridge, as follows:

• Our purchase stopped an ongoing lawsuit brought by the previous owner seeking to defeat rent control and dropped the park’s claim for back rent.

• Pillar Ridge will follow the guidelines of San Mateo County’s rent control ordinance, even if rent control is repealed by a later Board of Supervisors or Court.  This is rent control that can’t be taken away!

• Funds are set aside to address deferred maintenance problems and to provide rental assistance to existing residents.

• All funds remaining after paying the bills and Millennium’s asset management fee remain in the park for improvements, rental assistance and other items suggested in consultation with the Homeowners’ Association.

• Our onsite staff is trained to be problem solvers, with support from Millennium to address our homeowners’ needs.

• The Homeowners’ Association will have an option to buy the park from Millennium in the future.

Most exciting to us is our cooperative relationship with the Homeowners’ Association in managing the Community.  Residents reported that the prior owner, an out-of-state investment group, seemed to neglect the park and was not interested in resident input.  By contrast, we meet regularly with the Homeowners Association Board to discuss park policies, budget priorities and capital improvement needs and to share information about park finances.
